I. Process for Housing application

Please fill out the Housing Application (Attachment 1), and send the complete application to huchunchun@wku.edu.cn.

Employees are NOT guaranteed the housing preferences they have selected. The University will try to accommodate all employees’ needs according to the order of applications received and the size of the household.

II. Housing Options

WKU offers four (4) housing options. All housing is subject to availability and housing subsidies are provided to defray basic living costs. A housing subsidy of $3,000.00 will be provided to each employee for stints of two (2) consecutive semesters (fall and spring). A housing subsidy of $1,500.00 will be provided for a one (1) semester stint (fall or spring).

Housing arrangements are coordinated by representative Ms. Chunchun Hu (Chelsea) from the Office of Human Resources.

1) Jinzhu Jiayuan (金竹嘉园)

This housing option allows no pets, and provides elevator service. 1-bedroom apartment (60sqm) contains 1 bedroom, 1 living room, 1 bathroom, and 1 balcony, and 2-bedroom apartment contains 2 bedrooms, 1 living room, 1 bathroom, and 1 balcony.

The commute to and from the campus is 10 minutes each way. For your convenience, a campus shuttle bus is available at scheduled times throughout the day. The chart below outlines the annual rental costs for the apartments:

This housing option will be provided with the following items and the $1000 relocation expense reimbursement could cover some small appliances in addition to those below:

2) Xin Tian Yuan (新田园)

Xin Tian Yuan is government-subsidized housing, and the rent is lower than the market price. This option has elevator service.

XTY locates in Wenzhou downtown, and the commute to and from campus is 40 minutes each way. For your convenience, a campus shuttle bus is available at scheduled times throughout the day. The chart below outlines what the annual rental costs look like for the various sized apartments:

Please be advised that there is a TV in the apartment, but residents will have to apply for the cable service on their own.

3) Li’ou Jinyuan (丽欧锦园)

Li'ou Jinyuan is right across from the WKU campus, and it takes 3 minutes to walk from/to campus. This housing provides elevator service. The chart below outlines what the annual rental costs will look like for the various size apartments:

Li’ou Jinyuan apartments are provided with the following items:

Please be advised that there is no TV in the apartment, residents will have to buy a TV and apply for the service on their own as needed.

Since the apartments are decorated by different individuals, the apartments vary from each other, and there's no picture for reference.

4) Santalum Apartments (丽檀山居)

Santalum apartment is on the WKU campus. This housing option has no elevator and allows no pets. The chart below outlines the annual rental costs for the various sized apartments:

III. Additional Information about Living in China

For your convenience, please prepare some cash (approximately 5000RMB) to purchase food and some necessities upon your arrival.

Residents are required to pay a security deposit of 3000 RMB and sign the Accommodation Agreement (Attachment 2) upon moving into the apartment. When moving out of the apartment, any unpaid bills and/or damages/losses will be deducted against the deposit.

IV. Shipping

To avoid any loss, please do not ship packages too early to WKU, and it's suggested to send off the packages a few days ahead before the departure so that you could receive the packages by yourselves by the time you arrive in Wenzhou.

V. Transferring Apartments& Moving out

Under normal circumstances, residents will NOT be given an option to transfer to another rental apartment. For the returning faculty who has to move, they may apply between May and August. If move within WKU options, apartments will be arranged in the order of the applications received. Applicants need to be aware of the availability, the rental cost, and other costs of the apartment before they apply. If more than 1 person is applying for the same apartment, people who first apply with required signatures to HR will have a priority in this regard with the first choice.

Moving within WKU housing options:

1. Download the application from the on-boarding website and complete the general information.
2. Visit the Finance Office to pay the bills and the cleaning fee to get a signature from the finance people.
3. Deliver the application form to the HR Office, sign the Accommodation Agreement for the new apartment, and acquire the key/access.
4. Finish the moving within 1 week as indicated on the application form.  If you are unable to move during the moving period, your move will be canceled with your application being void automatically.
5. Return the key(s) of the former apartment to HR within 1 week after moving.
6. WKU representatives will come to verify the condition of the former apartment in case of loss or damage etc.

Moving Out

Residents must notify Wenzhou-Kean HR Office at least 1 month ahead of their plan to vacate the rental apartment. An inspection of the apartment will be conducted before and after the residents vacate the apartment to inspect for any damages beyond regular wear and tear. When moving out, residents must ensure that:

1. The apartment is broom-swept clean, and preparing the apartment for inspection.
2. All items are removed from storage areas and closets;
3. All personal belongings are removed from the apartment;
4. Keys are returned to Wenzhou-Kean HR Office;
5. The apartment is locked upon leaving.
